The Six Things That Decide the Cost
1. Volume
Volume is the biggest factor. Filled homes often produce many more truck loads than anyone expects, especially once closets, crawl spaces and the basement are opened. The crew estimates loads room by room during the walkthrough.
2. Crew Days
Time on site follows the volume and the size of the home. As a guide from our own jobs:
- A single room: 4 to 8 hours for one heavily filled bedroom or living room
- Main floor of a home: 1 to 2 days for the kitchen, living areas and bathrooms
- Whole house: 3 to 5 days for every floor, plus the garage and yard
Larger properties need several crew members over several days, and that is built into the price.
3. Protective Gear
Homes with mould, pests or animal waste need masks, suits and gloves for the crew. That adds cost and slows the pace, because the work has to be done carefully. We tell you during the walkthrough if we see signs of it, so it is in the quote rather than added later.
4. Special Disposal
Most of what leaves a filled home is ordinary household junk. Some contents are not, and they cannot go to a standard transfer station. Those items are separated and disposed of properly, which is priced as its own line.
5. Sorting Time
Every home has things that must not be thrown out: identification, bank papers, wills, photos, keepsakes. Finding them inside the volume is slow, careful work. The more sorting the household wants, the more time it takes, and the time is worth it.
6. Staging
Some households want the whole home cleared at once. Many prefer one room per visit. Splitting the work into separate visits means each one is quoted on its own, which makes the cost easier to plan for and the process easier to face. There is no requirement to book the next visit.

How a Hoarding Cleanup Works, Step by Step
A Private Conversation First
It starts with a phone call or a visit, and nothing is photographed without written permission. You tell us what you want to happen, which rooms matter most, and who is involved. Often a family member, landlord or support worker is part of the plan, and we can keep everyone working from the same scope and schedule.
Room by Room, at Your Pace
You decide the order rooms are tackled and what stays. Most people mark a keep zone. Nothing gets loaded unless you, or the person directing the job, has said yes. If the person living in the home finds it too much, a family member can make the calls instead, as long as they have the authority to.
Valuables Set Aside
As the crew works, documents, cash, photographs and jewellery are put aside for you, not into the truck. Usable furniture and housewares can go to donation or recycling rather than the landfill.

Clear, Sweep and Check In
Each room is cleared, swept and checked with you before the crew moves on or leaves for the day. Carpets left behind after a cleanout often need a deep clean before the room feels usable again, and our carpet cleaning service can be booked once the last load is out.
Hoarding Is Common, and Nobody on the Crew Judges
Hoarding is not rare and it is not a character flaw. The American Psychiatric Association puts the overall prevalence of hoarding disorder at approximately 2.6%, with higher rates for people over 60. That means a lot of Calgary families are dealing with this right now, often for a parent or grandparent.
Our crew has done this work many times. They are briefed not to comment or react, to keep conversation off the driveway, and to treat every item as belonging to someone. Work can be scheduled early or late in the day if you would rather the neighbours not notice.
When the Timing Is Not Up to You
Sometimes a cleanup is triggered by a deadline: a landlord's notice, a city compliance letter, a home care assessment, or a house that has to be emptied for sale. In those cases the work needs to start quickly. Tell us the deadline on the first call so the crew days can be booked to meet it.
Calgary winters add their own pressure. Windows stay shut for months, so moisture and odour build up, and basements in older neighbourhoods often hide water damage under the volume. Clearing before the deep cold makes the job safer and easier.
How to Keep the Cost Manageable
- Clear one room first. A single room shows what the work looks like and gives you a price you can plan around.
- Pull out what you know you want. Anything you or the family set aside ahead of time is less sorting time on the day.
- Combine the garage or yard into the same visit. A garage cleanout or yard clear added to a booking that is already happening costs less than a separate trip. Our junk removal cost guide explains how volume pricing works.
- Ask about financing. Multi-day cleanouts can be paid over time through our financing options.
- If the home is being settled after a death, an estate cleanout covers the same work with keepsakes set aside for the family.
