The Six Things That Set the Price
1. Volume
Volume is the biggest factor. Pricing is based on how many truck loads the property produces in total, not by the hour. Fifty years in one house often means a full basement, a full crawlspace and a garage nobody has opened in a decade, so the total is usually larger than it looks from the front door.
2. Property Size and Layout
Basements, garages, crawlspaces, sheds and attics all add hidden volume. Stairs, narrow halls and long carries to the truck add crew time. A bungalow with a walkout basement is quicker to clear than a two-storey home with a tight staircase, even with the same amount inside.
3. Sorting Time
Setting aside photographs, papers, jewellery and cash takes careful, slow work. The more the family wants checked before anything is loaded, the more crew hours the job takes. Our crew is briefed to stop and ask rather than make a judgment call, which is time well spent.
4. Heavy Items
Pianos, safes, chest freezers, older appliances and solid wood furniture need extra hands and sometimes extra equipment. They are priced as part of the quote, so nothing is added on the day.
5. Donation Volume
Usable contents that go to charity partners do not go to the landfill, which cuts the disposal side of the cost. A home full of good furniture and housewares often costs less to clear than one full of broken items, even at the same volume.
6. Staging and Scheduling
Some families want the house cleared in one visit. Others clear a bedroom and a study first, take time with the rest, and book the remainder later. Each stage is quoted as it goes, and there is no penalty for spreading the work out. Staged work can change the total, because each visit has its own travel and setup.

How Long an Estate Cleanout Takes
These are typical times from our own jobs, once the family has decided what stays:
| Property |
Typical time on site |
Example |
| One or two rooms |
2 to 4 hours |
A bedroom and a study |
| Apartment or condo |
About one day |
A downsized one or two bedroom |
| Full family home |
1 to 3 days |
Basement, garage and crawlspace included |
| Acreage property |
2 to 4 days |
Outbuildings and yard contents add days |
The bigger variable is usually the family, not the crew. Deciding what to keep takes time, especially when siblings live in different cities. Plan the cleanout after those decisions are made, or ask us to stage it so the first visit only covers the rooms that are settled.
What the Executor Should Know Before Booking
In Alberta, the person who handles an estate is called the personal representative. The Centre for Public Legal Education Alberta describes an estate as the property the deceased owns at the time of their death, including their home, money, pets, vehicles and other belongings. It also notes that the personal representative has to manage and protect the estate's assets and give an accounting of their work to the beneficiaries.
That has three practical effects on a cleanout:
- Confirm you have the authority to clear the home. If the house is part of the estate, the personal representative or the family members they authorise should be the ones directing the crew.
- Agree what is valuable before the crew arrives. Items that are named in the will, or that beneficiaries want, should be removed or marked first.
- Keep the paperwork. An itemised receipt shows where the contents went, which helps when you account to the beneficiaries.
This is general information, not legal advice. If the estate is complicated or family members disagree, talk to a lawyer before anything leaves the house.
Timing a Cleanout Around a Sale in Calgary
Most estate homes are cleared so they can be listed. Realtors need empty rooms for photos, and a full house can delay a listing by weeks. Two things help:
- Work back from the listing date. Tell us the date on the first call and the crew days can be booked to meet it.
- Leave time for cleaning. Once the rooms are empty, carpets in a long-owned home usually need a deep clean before photos. Our carpet cleaning service can be booked for right after the last load leaves.
Calgary winters add a small wrinkle. Snow on the walk and driveway slows loading, so keep the route clear on cleanout days. Many original-owner homes in neighbourhoods like Acadia, Fairview, Bowness and Charleswood have lane access too, which can make loading easier.
If you are out of province and only have a weekend in the city, we can start from a video walkthrough, work while you are here and send photos at each stage so decisions do not wait on your travel.

How to Keep the Cost Down
- Take what the family wants first. Every item that leaves before the crew arrives is less sorting time on the day.
- Let usable items go to donation. It lowers disposal costs and keeps good furniture in use. For single pieces before the main cleanout, see our furniture removal service.
- Combine the garage and yard. Clearing the whole property on one booking costs less than separate trips. Our junk removal cost guide explains how volume pricing works.
- Stage it if you need to. Clearing the settled rooms now and the rest later keeps each bill smaller and gives the family time.
- Ask about financing. Larger estate jobs can be paid over time through our financing options.
If the home is very full, or the person who lived there struggled to let things go, the work is closer to a hoarding cleanup. Our hoarding cleanup cost guide covers how those jobs are quoted. And if the deadline is days away, read what to do when you need a same-day estate cleanout.
